First-time buy-to-let mortgages
Buying your first rental property, or letting out a home you already own.
Your first buy-to-let raises a lot of questions at once: how lenders look at rental income, what deposit you will need, whether to buy in your own name or through a company, and what Scotland asks of every landlord before the first tenant moves in.
We take you through it in order. We start with what you want the property to do for you, then look at which lenders' criteria fit your circumstances, and explain everything in plain terms before you decide anything.
How we help
- Lenders that accept first-time landlords
- Not every lender does. We know which ones consider applicants without letting experience, and what they will ask for.
- Rental income and affordability
- Buy-to-let lenders assess the expected rent as well as your own income. We explain how this works for your case.
- Personal name or limited company
- We explain how lenders treat each route. For the tax side, we recommend speaking to an accountant.
- Your landlord responsibilities
- Landlord registration, tenancy agreements and the Additional Dwelling Supplement, covered in our free guides.
Common questions
Can I get a buy-to-let mortgage if I have never been a landlord?
Some lenders consider first-time landlords and others do not. Each sets its own criteria for things like income, ownership of your own home and deposit. We look at your circumstances and explain which options may be open to you.
Do I need to own my own home first?
Criteria vary by lender. Some prefer applicants who already own a home; others will look at first-time buyers who want to let. We will tell you what applies to you.
What else do I need to do before letting a property in Scotland?
Every private landlord in Scotland must register with their local council before letting a property, and most new lets use the private residential tenancy. Our landlord guides explain the basics.
